A recent hotel refurbishment project undertaken by our team in Edinburgh, Scotland was No6 West Coates Hotel formerly the “The Old Raj Hotel”.
The project
A 17-bedroom hotel situated on the edge of Edinburgh city centre in EH12. The lease was sold with the property owners looking for a leaseholder to put substantial capital investment into the property. Previously an Indian themed hotel the property had not seen much interior investment over the years.

Challenges
What made this project particularly challenging was that the entire project had to take place during Covid 19 and the challenges this brought with delivery of furniture and fixtures delayed. As a result of this works took place around guests staying and the property bringing in a revenue line. The inspection report by the surveyor didn’t outline the full workings of the gas boiler system, this with an already tight budget meant fixtures has to be secured at the best possible rates.
Outcome
During a very challenging period the Boutique Hotel Renovations property was transformed into a unique boutique hotel with modern fixtures set within its original Victorian structure. The hotel now averages 9 out of 10 in reviews and was all achieved on a tight budget.
